A Home Staging Consultation is required before we are engaged to stage your home. We will formulate a detailed action plan of all necessary suggestions to get the home in show-ready condition.

  • Spending time evaluating what furniture and decorative accessories are needed to fit the style of the home and the profile of the target buyer
  • Room makeovers using existing furniture and decorative accessories (for example, decorative objects and artwork)
  • Furniture rental or purchase, if necessary, to supplement existing furniture
  • Shopping for additional decorative accessories (for example, bedding, throw pillows and towels)
  • Placing all of the furniture and accessorizing each room

It’s important to stage vacant spaces because:

  • Empty rooms appear cold and uninviting. They also appear smaller then they really are
  • Without a frame of reference, it’s incredibly difficult to tell the scale and size of a room
  • A staged home may give a perspective buyer a feeling of what it would be like to live in this house
  • Without furniture, it is difficult for a client to visualize their own belongings

  • Evaluation of a unit or units for possible staging. Unit must be de-cluttered, cleaned, repaired, painted and floor surfaces renewed by the property owner. These must be completed before staging can occur
  • The home stager and property manager decide together on a budget to be used. This may depend on using new furniture or rental furniture
  • The home stager creates a plan for furniture and accessories placement for the unit. The stager is then responsible for seeing that the plan is completed on time and according to the original outline
  • Together the property manager and home stager decide if the furniture and accessories used during the home showing are to remain in the unit after it is rented. If so who would be responsible for supplying for these furnishings
